Tellico Village is a lakeside community located in the foothills of the Smoky Mountains in East Tennessee. It offers small-town living with the convenience of nearby Knoxville. Tellico Village is made up of eight neighborhoods: Chatuga, Chota, Coyatee, Kahite, Mialaquo, Tanasi, Tommotley, and Toqua. The Village is unique, because unlike other communities, the woodlands have been left intact and preserved, which provides a wonderful wooded and lakefront atmosphere. There are three beautiful golf courses in Tellico Village: The Toqua Golf Course, The Tanasi Golf Course,  and  The  Links  at

Kahite. Tellico Village has three recreation centers; including the new Wellness CenterCenter, with year round indoor pool, and plenty of outdoor entertainment. There are also five marinas and a yacht club, the latter of which offers a restaurant and bar, and hosts many village activities. If premier lakefront living is what you're looking for, and with easy access to boating, fishing, golf, tennis, hiking, clubs, and planned activities designed to appeal to virtually every hobby or special interest, then Tellico Village is the place for you. Loudon County has a resident-friendly property tax rate of only $1.92/$100
Note: Tennessee Real Estate taxes are paid in arrears. The bill comes out in October and can be paid as late as February 28th with no penalties.

Tellico Village is home to three 18 hole championship golf courses; Toqua Golf Course, Tanasi Golf Course, and The Links at Kahite. Each course has a fantastic clubhouse offering dining, pro shop, and locker rooms. Tellico Village provides excellent golfing, with breathtaking views of the lake and mountains, providing an unforgettable golfing experience. The Toqua Golf Course is a 6,970 yard par 72, with bent grass greens, Bermuda fairways, and water in play, offering Tellico Village's most wooded course. The Tanasi Golf  Course  is  a  6,731  yard  par  72,   with  bent  grass  greens,  Bermuda

fairways, and water in play, offering Tellico Village's most open fairways. The Links at Kahite is a 7,170 yard par 72, with bent grass greens, Bermuda fairways, and many traps in play. It also has one of the longest holes in the United States - an 808 yard par 6. Overall, Tellico Village is one of the greatest golf communities of the southeast, with plenty to offer the avid golfer! Additionally, there’s the Championship Course at Rarity Bay. It is a 6,799 yard par 72 course on the Rarity Bay peninsula that also features incredible lake and mountain panoramas. Rarity Pointe is a newer development with a course on the north end of the lake. And these five are just on Tellico Lake. Tellico Dam was completed in 1979, and Tellico Lake was formed out of the Little Tennessee River. Tellico Lake has 357 miles of shoreline and 15,560 acres of water surface for recreational activities. All Tellico Village neighborhoods front the lake, as well as Rarity Bay and Rarity Pointe. Boating, skiing, and fishing are all enjoyed during the many warm months in East Tennessee. Tellico Village has several public boat ramps, but it also sports a Yacht Club with a wonderful restaurant and bar, and a Marina with fuel   facilities.   Summer   and   Winter  pool  depths  of  area  reservoirs  are

regulated by the Tennessee Valley Authority (TVA) in accordance with a set of guidelines used to ensure a healthy, safe, and productive river system. You can also cruise The Great Loop because Tellico Lake is not landlocked. From Tellico Lake to Fort Loudon Lake, then through the Fort Loudon Lock and down the Tennessee River – from there you can go north to the Mississippi River, or down the Tenn-Tom Waterway. To the Great Lakes or out to the Gulf of Mexico, if your destination can be reached by water, you can go anywhere in the world from your own backyard right here on Tellico Lake. Located in the Tennessee Valley, Knoxville was founded in 1791. The city features a below average cost of living, and is rich in culture and Southern hospitality. Cultural benefits include the Knoxville Museum of Art, the Knoxville Symphony Orchestra, and the Knoxville Opera Company. The primary newspaper is the Knoxville News-Sentinel, and McGhee-Tyson Airport (TYS) is the main airport for the region. Knoxville is also the home of the University of Tennessee. Located in what is essentially the geographical center of the Eastern United States, it is easy to get to from just about anywhere, and with the McGhee Tyson Airport just thirty minutes away, going anywhere else in the world is just as easy. Tellico Lake is just 30 minutes from the city of Knoxville, and about the same distance from McGhee Tyson Airport. In driving time, it’s approximately 3 hours from Ashville, NC, 3.5 hours from Atlanta, GA, 1.5 hours from Chattanooga, TN, 2.5 hours from Nashville, TN, & 1.5 hours from Gatlinburg,   TN   (Great   Smoky  Mountains).    We’re  close  to  many  great
